Wilsonville Summit Apartments Rental Criteria

General Statements:

  1. Wilsonville Summit does business in accordance with the Fair Housing Act.
  2. Each occupant over the age of 18 must be approved under these criteria.
  3. Current, government-issued photo identification is required from each applicant.
  4. Maximum number of occupants per apartment is as follows:
1 bedrooms 2 bedrooms 3 bedrooms
3 occupants 5 occupants 7 occupants

 

Income Criteria:

  1. Proof of income must include the applicant’s full name.
  2. Applicants must show proof of either monthly income equal to at least three times the stated rent, or liquid assets equal to 12 times the monthly rent.
  3. Cosigners must show proof of either monthly income equal to at least four times the stated rent, or liquid assets equal to 24 times the monthly rent.
  4. Applicants must provide documented proof of stated income or assets within 72 hours of approval.
  5. Acceptable forms of proof of income include: 
    • Previous 30 days' worth of paystubs
    • Certified copy of tax return from prior tax year
    • Letter of hire from future employer that shows either expected monthly/annual salary or hourly wage AND expected hours to be worked
    • Court order showing child or spousal support
    • Most recent 3 months of bank statements that show direct deposit from employer or retirement fund (Note: Cash deposits with no source cannot be used as proof of income)
    • If you do not have any of the above acceptable forms of proof of income, please speak with a property representative before applying
  6. Acceptable proof of liquid assets include:
    • Checking, savings or retirement statement, no more than 30 days old

 

Credit Criteria: 

    • Credit history, including credit score, will be evaluated.  A higher deposit or cosigner may be required for any applicant with negative credit events.
    • Bankruptcy: A cosigner will be required if an open bankruptcy is present, or if bankruptcy has been discharged within the past 12 months.

 

Criminal Criteria: The application will be denied if any of the following criminal results are found:

    • Any felony conviction
    • Any sex related conviction
    • Any terrorist related conviction
    • Any prostitution related conviction
    • Any illegal drug related conviction within the past 10 years
    • Any cruelty to animals related conviction within the past 10 years
    • Any misdemeanor conviction involving crime against persons or property within the past 10 years
    • Any of the above related charges resulting in “Adjudication Withheld” and/or “Deferred Adjudication”
    • Active status on probation or parole resulting from any of the above
 
 

Rental or Ownership History: Rental history and home ownership for the past seven years may be evaluated. 

  1.  Rental History: The application will be denied for any of the following types of negative rental history:
    • Three or more notices for nonpayment of rent within the last 12-months
    • Two or more dishonored checks within the last 12-months
    • Rental history reflecting any past due or unpaid balances to a landlord
    • Rental history including two or more disturbances or any other material non-compliance within the rental agreement or rules within the last 12-months
    • Eviction within the past five years
    • Any current or previous landlord who would not re-rent to the applicant
  2. Eviction: The application will be denied if the applicant has been evicted within the past five years.
  3. Foreclosure: A cosigner will be required if a foreclosure has been initiated, or if a foreclosure within the past five years is present.

 

Pet Policy: 

  •  Wilsonville Summit allows cats, dogs, birds, and fish.  All other pets, caged or otherwise, are prohibited. 
  • A maximum of two pets are allowed per apartment.
  • A deposit and monthly pet rent are required for dogs and cats.
  • All pets must be at least 6 months old, and must weigh less than 80lb at full grown weight.
  • Wilsonville Summit has the following breed restrictions:
    • Akita/ Husky/ Malamute
    • American Bulldog/ Pit Bull/ Staffordshire Terrier
    • Chow Chow
    • Doberman Pinscher
    • German Shepherd
    • Great Dane
    • Mastiff
    • Presa Canario
    • Rottweiler
    • Saint Bernard
    • Wolf hybrid
    • Any hybrid or mixed breed with any of the above noted breeds
  • Residents further agree to remove any pet from the property immediately if it is suspected to contain any portion of the restricted breeds listed above.
  • Residents may provide veterinary proof of breed in order for pet to remain in the apartment.
